Would-be homebuyers had a plethora of options at the start of the second half of the year, as active residential and condominium listings surged to the highest point of the 2026 housing cycle in Thurston County.
The total number of properties on the market leaped to 1,163 in July from 912 in July 2025, according to the Northwest Multiple Listing Service’s (NWMLS) Monthly Market Update for July 2026. That marked an increase of 27.52 percent in the period, which ranked the Thurston County fourth in the state of Washington.
Okanogan County posted the largest increase in active listings at 48 percent in July, followed by Snohomish County at 34.7 percent and Walla Walla County at 28.1 percent. King County rounded out the top five at 23.7 percent.
“Buyers had access to more than 4,100 additional homes compared to a year ago, continuing a trend of expanding inventory across the Northwest MLS service area,” said the Northwest Multiple Listing Service in its Monthly Market Update. “Twenty-five of the 27 NWMLS counties experienced year-over-year inventory growth.”
The upward move in listings came amid a drop in the median price for a single-family home to $541,708 in July from $545,000 in July 2025, while the median price for a condo leaped to $368,000 from $314,000 in the same period.
Total inventory weighed in at 3.11 months to rank Thurston County fourth in the state. Kitsap County was lowest with 2.28 months of inventory, followed by Snohomish County at 3.01 months and Pierce County at 3.04 months. Clallam County rounded out the top five at 3.23 months.
“A balanced market is generally considered to have four to six months of inventory,” said the Northwest Multiple Listing Service in its Monthly Market Update. “At the July 2026 pace of sales, it would take approximately 3.74 months to sell every home currently listed in the NWMLS service area.”
Sold residential listings rose to 363 in July from 349 in July 2025, while sold condo listings dropped to 11 from 17 at the same time. Pending residential sales slumped to 366 in July from 415 in July 2025, while pending condo sales inched up to 15 from 13 in the same period.
New residential listings crept up to 519 in July from 511 in July 2025, while new condo listings climbed to 27 from 18 at the same time.
