Active residential and condominium listings surged at the end of the first half of the year, as buyers looked to either trade up, down or out of the Thurston County housing market.
The total number of properties for sale leaped to 1,041 in June from 805 in June 2025, according to the Northwest Multiple Listing Service’s (NWMLS) Monthly Market Update for June 2026. That marked an increase of 29.31 percent in the period to rank the county fourth in the state.
Okanogan County posted the largest percentage increase in active listings at 39.8 percent in June, followed by Skagit County at 37.1 percent and Walla Walla County at 30.4 percent. Snohomish County rounded out the top five at 29.2 percent.
“Buyers had access to more than 1,700 additional homes than the previous month, continuing a trend of rapidly expanding inventory across the Northwest MLS service area,” said the Northwest Multiple Listing Service in its Monthly Market Update. “Nearly all NWMLS counties experienced year-over-year inventory growth.
The increase in listings came amid an uptick in the median price for a single-family residence to $562,500 in June from $550,000 in June 2025, while the median price for a condo peeled back to $353,000 from $364,000 in the same period.
Sold residential listings eased to 351 in June from 353 in June 2025, while sold condo listings slumped to four from 15 at the same time. Pending residential sales slipped to 381 in June from 385 in June 2025, while pending condo sales fell to 14 from 20 in the same period.
New residential listings climbed to 526 in June from 492 in June 2025, while new condo listings slipped to 12 from 16 at the same time.
