Roof replacement for Lacey Commerce Business Center building is completed

The Port of Olympia Commission shared that the replacement of the roof for the Lacey Commerce Business Center was completed, during a meeting on Monday, February 13.

A 2019 assessment of the Port’s assets found that all three buildings at the Commerce Business Center needed repairs and that they needed to repair all three buildings by 2023 and replace the roof of Building 2 and 3 by 2023.

Replacing the roof of Building three was prioritized after the Port’s on-call engineering firm, Exeltech conducted a more thorough inspection of the buildings and found that the roof on Building 3 was in the worst condition among all the buildings’ roofs.

The Port awarded the replacement of the roof to Wayne’s Roofing Inc. for a contract of $411,905 on August 8, 2022. Due to three change orders, the project’s overall cost went down to $387,570, not including sales tax, by the time the project was physically completed on January 6, 2023.

Port Executive Services Director Lisa Parks said that authorizing the completion of the project would allow the Port to pay Wayne’s Roofing minus the required retainage of 5% cost of the project. The retainage would only be released once state agencies certify that the project was executed in accordance with state requirements.

    The purchase of this "business center" is just one in a string of bad investments that the Port of Olympia has made over the years. Others that come to mind are the gas station at State and East Bay Drive and the marine fueling station.

    The Port District runs businesses, supposedly for the benefit of the public. In actuality, their track record is dismal -- most of these businesses lose money and benefit well-off people like boat owners, airplane owners, and shippers.

    Too few local residents pay attention to this special purpose government.
