Lacey approves subdivision of 15-acres into 83 properties

“Troubled lot” is just north of North Thurston High School

In response to the increasing need for additional housing, the Lacey City Council approved a request from its hearing examiner to subdivide a 15.66-acre property known as Bradley Park for the development of housing.  

Lacey Senior Planner Sarah Schelling presented the recommendations from the hearing examiner.  Based on the proposal, the property will be divided into two areas with 10 acres dedicated for residential housing and 5.66 acres set aside for future development.  The preliminary approval anticipates subdividing the 10-acre part into 82 lots for single-family residential development.

Schelling noted that the property owner has suggested that a church might be appropriate for the remaining lot.

The property is located immediately north of North Thurston High School. It is classified as a mixed-use moderate density corridor which means that property owners are allowed to build eight to 12 residential units per acre. Currently, the area remains unaddressed with the property located between 6th Avenue NE and 15th Avenue NE, approximately 460 feet east of Sleater Kinney Road NE.

Based on the proposal, the property has an open space, roadway, and already has Stormwater improvements. The Washington State Department of Fish and Wildlife (WDFW) also helped in designing the property to qualify as a reasonable habitat for the woodpecker population and has also set aside half an acre for tree preservation. 

To meet the city’s requirements, the owners have also sent a forest practices application for timber removal.

“I’m really happy with this proposal. It seems like they are able to meet all the necessary concerns,” Lacey Mayor Andy Ryder said. As a background, Ryder shared, “this has long been a troubled lot where there’s quite a few trespassers…there’s been lots of problems with this lot…and its finally getting developed…it’s really good news.”
